Your Home Guardian representative does a systematic walkthrough covering five areas: safety (trip hazards, grab bars, lighting), maintenance (HVAC, plumbing, roof, gutters), pest inspection, accessibility (entries, bathrooms, kitchen), and overall property condition. After the visit, you receive a written report with your updated Home Guardian Score.
During business hours (8am–6pm), your calls are answered live. After hours, true emergencies reach an on-call number with a 15-minute response commitment and physical response within 2 hours when needed. Non-emergencies receive a same-day return call.
Home Guardian is designed for seniors who want to stay in their homes, and for the adult children who love them and can't always be there. Our typical member is a senior homeowner 70–85, with family living 1–3+ hours away. Solo agers — seniors without nearby family — are some of our most committed members.
After each visit, the home receives scored ratings across four dimensions: Safety, Maintenance, Accessibility, and Property Preservation. Scores are tracked over time in your family portal. The Annual Home Guardian Report compiles the year's scores into a document families can share with their financial advisor, estate attorney, or insurance agent.
When a maintenance issue needs a contractor, we don't just hand over a list of phone numbers. We coordinate with our vetted local contractor network, help you understand what the job involves, oversee the work where needed, and confirm completion. You and your family deal with one trusted contact — us — not three contractors you've never met.
Every new member starts with a comprehensive home walkthrough that produces the first Home Guardian Score and a full punch list of issues we'll be monitoring. This is $197 for Standard tier members. It's free for Founding Members and often offered free through our referral partner program.
